With major tenant departures, Greenway Plaza to transform into 24/7 hub

With two of Greenway Plaza’s largest tenants likely relocating to office properties in the Energy Corridor, the plan to reposition Greenway Plaza as a vibrant campus has been accelerated.

Parkway Inc. acquired the 4.9 million-square-foot Greenway Plaza property in 2016, and has been working to reposition the campus to attract younger companies seeking a modern workplace.

Transocean Ltd. (NYSE: RIG), a Switzerland-based offshore drilling company, leased the 300,000-square-foot Enclave Place building in the Energy Corridor and currently occupies 255,413 square feet in 4 Greenway Plaza. That space serves as its U.S. headquarters.

Meanwhile, back in March, Houston-based Occidental Petroleum Corp. (NYSE: OXY) entered into an agreement to buy ConocoPhillips’ (NYSE: COP) entire 1.4 million-square-foot campus in the Energy Corridor. Occidental will vacate the roughly 961,000 square feet it occupies in 3 Greenway and 5 Greenway. That space will be available for sublease; it converts back to a direct lease in 2026.
